New Braunfels (Comal County) — Phase One of the commercial development at the master-planned Solms Landing project is expected to break ground by the end of this year, according to a report in the San Antonio Business Journal.

South Texas Capital Advisors, the developer stated that the initial phase will include a 60,000 square-foot office building and a 14,000 square-foot indoor farmer’s market. Depending on the tenant mix, the office building may be for medical or professional use, company principal James A. Mahan III told the SABJ.

There possibly could be retail spaces at street level of the office building. The farmer’s market, to be known as Solms Market, will have approximately 40 produce vendors and stay open seven days a week. Dry goods will be offered on a mezzanine level. VBX last reported on plans for Solms Landing LLC in , but a redevelopment concept for the site dates back to 2017.

Solms Landing occupies a 98-acre defunct industrial site. A mixed-use master plan was approved by the New Braunfels Planning Commission and City Council in the Spring of 2020. The projected cost to complete the entire site has been estimated at about $500 million.

The development is located at Creekside Crossing and Sophie Lane, next to the Resolute Health Hospital New Braunfels.

A small single-family residential component for the site–the 10-acre, 60-unit Farm Haus–got underway earlier this summer, but with a different project team.

CREO Architecture of San Antonio is the Solms Landing designer and KFW Engineers+Surveying is the civil engineer.
